 Design Guidelines

 
Ferndale is a sustainably focussed community which values the local context and makes efficient use of resources to develop quality landscape and buildings.

Ferndale has always had its own local identity as a piece of rural land perched on the urban fringe of Waikanae. Long running use of the site as a riding school and equestrian centre underpins this identity, with the Waikanae community closely connecting itself with the pastoral land use, it’s associated aesthetic setting – typified by such examples as the equestrian arena, timber stables, post and wire fencing, and a mixture of mature native and exotic vegetation – and the natural ‘feel’ of this urban fringe site.

Ferndale
Ferndale’s sense of place is reinforced by the relationship between land use, dune topography, and vegetation cover, that combine to create a sense of seclusion and enclosure – the feeling of being ‘at’ and ‘in’ Ferndale. 
 
Future development will build on the unique history of the site, with an emphasis on quality, community, and sustainability.

Why the Design Guide?

 
Together the Kapiti Coast District Plan and the Design Guide will ensure that the requirements of Ferndale are achieved – retaining and enhancing the character of  the site over time to create a specific identity and sense of community for those living in Ferndale. Covenants have been registered on the title of each property to protect the interests of all Ferndale property owners and ensure compliance with consent conditions and the Design Guide.
